Staging Tips

1. Spring Cleaning
Scrub your home until it sparkles. Don’t stuff everything in closets. Pack things away as if you are moving next week. You want potential buyers to think you have more storage space than needed. Buff the floors, wash the walls & windows.

2. Declutter, declutter, declutter.
The most important thing you can do to prepare your home for sale is to get rid of clutter. One of the major contributors to a cluttered look is having too much furniture. You’ll also want to clear out the bookshelves, the kitchen counter, & your office space. Less is always more when staging a home.

3. Furniture Grouping
Furnish your space by floating furniture away from walls. Reposition sofas and chairs into cozy conversational groups, and place pieces so that the traffic flow in a room is obvious. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger.

4. Lighting
Home lighting makes a room look warm & welcoming. Increase the wattage in your lamps and fixtures. Don’t depend on just one or two fixtures per room, either. Add table lamps, floor lamps & overhead fixtures.

5. Paint
Fresh paint makes a room smell & look clean. If you have old bookshelves or cabinets, a fresh coat of white paint will give a clean contemporary look. Painting rooms the same color as an adjacent room will give you a seamless and sophisticated look. If you have a small kitchen and dining room, a seamless look will make both rooms feel like one big space.

6. Accessorizing
When it comes to accessorizing, odd numbers are preferable. Rather than lining up 3 accessories in a row, imagine a triangle and place one object at each point. Scale is important, too, so in your group of three be sure to vary height and width, with the largest item at the back and the smallest in front.

7. The Smell
Always de-odor your house by removing pets, cleaning carpets, changing or removing the litter box. Adding fresh flowers & room plug ins are a bonus as well but don’t over do it. You don’t want a potential buyer to think you are trying to cover something up.

8. Curb Appeal
No matter how beautiful and inviting your home’s interior, buyers won’t make it inside if the exterior isn’t in good shape. Start with cleaning your gutters and downspouts, and pressure wash your siding to keep your home’s exterior looking its best. If needed, paint the exterior trim, give the driveway a new coat of asphalt & add beautiful fresh landscaping.
